Can I Save My Home?

We can get a good idea by asking some simple questions.



1) Have you had a recent hardship? i.e. loss of job, divorce, illness, injury, death in family, etc.

2) Has your hardship been resolved?

3) Forgetting the payments that you have missed, can you now afford to make your mortgage payments?

If you answered yes to all of these questions, then we may be able to save your home.

If you answered no to one or more questions, we will need to get creative - fast. Our goal now becomes damage control.

Preparing - Don't Be Like Hamlet

Poor Hamlet couldn't make decisions in a time of crisis - except to act like a crazy person. This cost him everything.

I cannot act as your lawyer, financial advisor nor credit counsellor. But I can act as a Loss Mitigator, Realtor, Mortgage Broker and friend - and tell you that now is the time to make decisions and beg you to not let this crisis destroy your family. Let's do this together.

Some decisions may have already been made for you by your lender. If so, we are going to deal with it and remain calm.

Lenders have established guidelines which determine whether they will consider negotiating a "workout" agreement. You and I will review the guidelines and decide if we can proceed with our attempt to stop foreclosure. Meeting the lenders' guidelines DOES NOT mean yes. It means maybe.

Also, your lender may want no more of you. Or your lender doesn't do "workouts" for anyone. In that case, we must consider other alternatives.

Conversely, if you do not want to save the home and just want "out" without an expensive and credit crushing foreclosure - we will sell your home.

How Long Does This Process Take?

Determining if you qualify is quick, easy and free. With the help of a short questionnaire and some conversation, you and I, will quickly know which course of action to take. This usually takes less than a half an hour.

If we're lucky - we get to do the big forms and complete all of the documentation that the lender requires. This could take an hour or so. It's not that bad.

Once a case is accepted by one of our processing companies, it takes an average of 30-60 days for case completion - depending on each situation.

How Much Will This Service Cost?

The fee for successfully negotiating with your lender is customarily equal to one mortgage payment.

If your lender refuses to cooperate - you will receive a partial refund (part must go to pay the processor).

If we succeed, then we will have saved your home and stopped foreclosure.
